Default Mortgage help....

I am a first time home buyer and listed below are my details......In todays market how easy will it be for me to get a mortgage?

CREDIT SCORES:
Equifax 750
Experian 740
TransUnion 720

I earn $44,000.00 annually and have very little debt. ( $5000.00 remaining on a car loan and that's it., I have two credit cards with a zero balance)

I do have a judgement that I know I have to take care of first. (it is no longer on my credit file but I know it has to be satisfied before getting a mortgage)

Any help or input would be appreciated.

PS...The property I am interested in is a townhouse for $138,000.00

Great credit scores... good income... not a lot of debt. Shouldn't be hard at all to find a mortgage ASSUMING you can come up with a hefty downpayment. Banks are not financing 97-100% of the value of the home any more unless you can get approved for an FHA loan. Those days are long gone. Most conventional mortgage loans require at least 10% down these days.

if tis just 10% you need and the situation your in i am sure you can easily save that up and then be ready to apply for a loan and probably be accepted stright away

You should be approved no problem after clearing up the judgement.

But $138K on a $44K salary? Plus you have to pay HOA dues each month.

Buy a place for $100K or less. Don't stretch yourself too thin
