Smile Bank told me raise scores to up-600s!!!!!!

In march me and wife went to a bank to see what r the chances to get FHA loan?? Bank pulled our CR and I got 520-620-588 ,wife got 480s-510s-480s

Bank said we need to raise our score to up 600's in order to get approved for a loan. They advise us to work in some items, get a CC bill up to date in payments, and dont worry in paying 3-4 medicals items.

We worked(paid in full) in a tax lien(joint) and 2 utilities in my name. This past july we pulled our CR to see if we did any improvement, my wife did raise all 3 CRA by 60 points. I didnt got lucky my 620 went to 585 and the others went down 5 points each. I made a late truck payment for the first time in 2 years.

Now wife have 5 collections totalling $2000 and I have 2 collections items left mmm abt $700 both. There are 2 medical items in both names in all CR but i dont know if paying them it will affect the scores, why the bank told us not to worry abt medical bills. I know if we can focus we can pay them by NOV.1,
but if we pay them and they do not delete them from our CR and scores go down, it will be very bad because we wont be able to get the TAX CREDIT.

I dispute to all CRA abt my personal information, and sent them copies of the letters from CA already satisfied, copies of checks deposited.

Should we pay the medicals first and then the rest???

Should I send copies of checks deposited every time we pay an item from the CR to the CRA??? so they know its paid.

Should we pay the OC or the CA and ask for a letter saying they are satisfied and paid in full???? AFNI and some other CA did it 4 months ago.

Thank you guys Chane, Trish and others

Default Bit of Info

Just to let you know. I was told also to not pay the medical bills as they can be explained away but I did a PFD on one that was $66 because it was pretty new. The older the less it will impact your score, However the newer the item is the more it impacts and thats why I went ahead and paid it. Im not sure yet if it has improved scores yet but I should see something by the end of the month.

The experts can help on the other issues i just thought I would let you know what I was doing.
